Great Hills Capital focuses on the acquisition and management of high-quality commercial assets where there is significant opportunity to improve operational efficiency and add value. With a focus on larger multifamily complexes and storage facilities, we believe our proven investment model provides more attractive risk-adjusted returns than traditional stock and bond investments.
Brian Betts is the founder of Great Hills Capital. He began his real estate investment journey in 2010 by purchasing small multifamily rental properties close to his home in Austin, TX. While the returns were great, the weekend maintenance calls quickly got tiresome – especially between his full-time job as an engineer in high tech and raising two young kids. It was not sustainable or scalable. He eventually hired a property manager to handle his growing portfolio, but the management fees significantly reduced profitability. As he expanded into apartment buildings, Brian benefitted from economies of scale but was limited by his own capital availability. During that time, he also invested passively in multifamily development projects, which delivered outstanding returns with no work. The idea of pairing experienced operators who could find, purchase, and operate large multifamily properties with investors looking for lower risk and better returns proved to be a winning combination.
Brian graduated with a degree in Mechanical Engineering from Texas A&M University. He has worked for more than two decades in Austin’s rapidly growing high-tech industry, mostly in product and operational management. He spent several years leading corporate mergers and acquisitions, including sourcing, underwriting, closing and integrating the acquired companies. This experience proved invaluable in his real estate investment endeavors, as the financial modeling, due diligence, and post-closing operational management closely mirror the deal flow for large multifamily asset acquisitions.
Brian is the proud father of two children and a lifelong Texan. In his spare time, you’ll find him exploring and improving his ranch in central Texas.
